Black Hatter is incorrect in saying that meetings are held during the daytime. It is true that under the original Declaration of Condominium (set out in 1970) the Annual Meeting (as mandated by Florida condominium law) was held at 2:00 p.m. on a Tuesday in January; but that was when the building was envisioned as a home for snowbirds and retirees. For the last many years, the Annual Meeting as well as the monthly meeting of the Board of Directors (which is always open to residents) has been held at 7:00 p.m. Recently, when someone complained that the 7:00 time was inconsistent with the Declaration of Condominium, we went through a painful process of amending the Declaration. I don't know what packets Black Hatter imagines will be lined by any future special assessments, but occasional special assessments have kept the building in good shape without raising our monthly fees--which have not increased in almost ten years. Meanwhile, we have undertaken improvement of the pool deck, built a new gym, repaved the parking areas, substantially repaired the underground garage, renovated and redecorated the corridors, and undertaken many other projects. Yes, like all buildings it has some problems that seem to be intractable. Maybe some neighbors are too nosey, and (like everywhere else where people live together in close quarters) annoying things happen.. But it is a well-maintained, beautiful place in a safe, convenient neighborhood.
